North Gaia is located within 1km from a highly-rated Chongfu Primary School, which is well-regarded as the highest performing primary school in Yishun. One attraction is the proximity of this Yishun EC site to the Khatib Bongsu Nature Park. Families looking for an out-of-doors experience will find fun in the sun at Yishun Park. In addition, Yishun is a growing community with a number of development projects on the way.

KHATIB BONGSU NATURE PARK JUST OPPOSITE NORTH GAIA
Park Connectors are networks that link all parks within National Parks in Singapore, with links between all the Green Nature Parks throughout the island. The Park Connector Network (PCN) in Singapore is a network of linear green corridors that spans across the island, connecting key parks and natural areas throughout Singapore. Not only does Singapore boast parks that are great for trekking and adventure, but also is the site of an island-wide park connector network that provides a means of getting around from one park to another, as well as all over the island.
Khatib Bongsu Nature Park is being developed as part of a National Parks Board initiative to expand the network of Singapore’s natural parks. The five parks in the future Khatib Nature Corridor also includes 4.8-hectare Canberra Park and the 40-hectare Khatib Bongsu Nature Park, which is expected to be completed by 2026. The future Khatib Nature Corridor will consist of five parks, including three new parks, recreation trails, and pathways for wildlife to pass. One such nature park will be located in Khatib Bongsu, an abundant mangrove and mudflat habitat along the north-east coast of Singapore.
The 40-hectare nature park will serve as a major staging ground for migratory shorebirds, complementing Mandai Mangrove & Mudflat Reserve and Sungei Buloh Wetland Reserve. The Mandai Mangrove and Mudflat will also form part of the future recreation pathways along the Railway Corridor and the Round Island route.

EXECUTIVE CONDOMINIUM PROJECTS IN 2022 WE CAN EXPECT
We put together this list of First-Time Buyers who are interested in investing in the latest executive condominium launches. If you are looking to make an apartment upgrade in this new year, here are 3 executive condominium projects expected that are worth considering. If you are looking to around for executive condominium for your next home, here are some developments expected to launch in 2022 for you to consider.
Apart from North Gaia, which has already been launched, coming up next will be Qingjian and Santarlis executive condominium project. Tenet, with around 590 units, is scheduled to launch in the November 2022. Tenet will be located close to the upcoming Tampines North MRT Station (a station under the Cross Island Line), which will link Tampines with other parts of Singapore, like Punggol and Ang Mo Kio.
Copen Grand is located in the Tengah Forest District, an imminent new district in Tengah, located north of Jurong Lake District. The location will also be one of the few executive condominium that is walking distance from the MRT, with the MRT at Tengah Town Centre only about 6-minutes’ walk.
Tengah Plantation and Hong Kah MRT is also a short walk from this Copen Grand, making this one of the few ECs to boast of having a good MRT connection within a 500m radius.
Executive condominiums are sold with comparable discounts and CPF Grants to the eligible buyers. Unlike private condominiums, buyers are able to purchase an executive condominium for significantly less than a comparable private unit. These lands are also significantly cheaper, allowing executive condominiums to stay competitive and affordable for the middle-class.
ECs are favoured by many because they are usually around 20% to 30% cheaper than private condominiums, whilst still having access to amenities such as pools, gyms, and private parking. There is considerable demand for Executive Condominiums, partly because of the limited supply available at present.
With prices of single-family homes remaining at an all-time high (we obviously still need to see the effects of the latest cooling measures), executive condominiums are buyers only hope for the coming year.
